We know that an automation system should be just that… automatic.  With proper design and commissioning, we can minimize the construction delays, excessive maintenance, and constant tending that plagues so many “automation” systems today.  Here’s how:

The very nature of commissioning requires complete disclosure without bias.  In the real world, construction trades are in frequent subcontract arrangements with each other and have developed working relationships critical to their business.  If such a company attempts to perform commissioning, these pre-established relationships create a conflict of interest and may prevent full disclosure to the owner. 
 
We have encountered numerous owners that have tried commissioning and they were not impressed with the results.  Upon further questioning, we found that the commissioning providers were in fact "trade" companies regularly involved in construction contracts as mentioned above.  In some cases, they were the very same companies that were part of the construction contracts.  This situation will always yield poor results.

Effective commissioning requires a true third party reporting directly to the owner.   In our experience this always yields the best outcome for all parties including the design team, contractors, and the owner.

We examine the contract documents to identify coordination or compatibility issues between equipment and controls to ensure a seamless interface.

We perform detailed submittal reviews and identify potential problems before they get installed (and become costly to correct).

We perform intensive site investigations using special methods to identify the hidden physical, electrical, and software issues that so often go undetected by conventional inspections and walk-throughs.  The documentation of these observations enable realistic control of progress payments.

We perform "Retro-Commissioning" and "Due Diligence" reports on existing buildings.  For a current owner, real estate agent, or a prospective buyer, this is the best way to get a true bill of health and operating expense outlook for a facility.

We provide consulting services including control system design and specifications.  We also provide registered Professional Engineering services and Test and Balance services through strategic partnerships with established firms.
